Annual Fire Sprinkler Inspection in North Miami

Florida Fire Solutions performs annual fire sprinkler inspections in North Miami for occupied commercial and multi-tenant properties, with accessible system conditions, applicable test results and inspection limitations documented by location. Call now to schedule an inspection.

Annual inspection service

Inspect the existing sprinkler system where it can actually be reached

An annual sprinkler inspection in an occupied property depends on physical access. We inspect accessible sprinklers, visible piping, fittings, hangers and supports, then perform the applicable sprinkler-system valve or device tests included in the scheduled scope.

The inspection documents observed conditions; it is not a certification that the original system design is adequate for the building’s current use or layout. Other applicable inspection and testing frequencies, fire pump work, backflow testing and five-year internal inspection remain separate services when required. See our main fire sprinkler inspection service for broader scheduled ITM work.

Occupied-building inspection

Coordinate tenant rooms, valves and test points before the technician arrives

A multi-tenant building can have sprinkler components spread across common corridors, individual suites, service rooms and secured mechanical spaces. If those areas are locked or occupied without arranged access, the technician cannot simply treat them as inspected.

The property contact should help identify the spaces included in the system and arrange access where management, tenants or building staff control entry. That lets the inspection focus on the physical system instead of losing access to sprinkler heads, exposed piping, control valves or test points that were part of the intended visit.

Accessible sprinklers

Accessible sprinkler heads are visually inspected for observable conditions such as damage, loading, corrosion or other physical conditions requiring follow-up under the applicable inspection criteria.

Visible piping and supports

Visible pipe, fittings, hangers and supports are checked for observable leakage, damage, corrosion or support conditions that can be evaluated without opening concealed construction.

Control-valve access

Applicable sprinkler control valves within the annual scope need to be reachable so their condition and required inspection or testing activity can be completed and recorded.

Test access

Where an applicable system test requires access to a test connection or related device, that point must be available so the result can be obtained rather than assumed.

North Miami context

Keep contractor sprinkler ITM separate from the County fire operating record

North Miami’s Certificate of Use process directs applicants to Miami-Dade Fire Rescue for a Fire Inspection Report or Annual Operating Permit and asks for a County Annual Fire Permit or approved Fire Inspection Report among the applicable supporting documents.

Florida Fire Solutions’ annual sprinkler inspection is different work. It documents inspection, testing and maintenance activity on the property’s water-based sprinkler system and gives management specific findings to maintain or repair. It does not issue the Miami-Dade County fire operating permit, replace the County fire inspection, or issue the City’s Certificate of Use.

Use the sprinkler report for sprinkler follow-up

If the annual inspection identifies a damaged sprinkler, leaking fitting, valve issue or another sprinkler-system deficiency, the report should give the building a specific location and condition that can be sent for repair instead of being mixed into unrelated occupancy paperwork.

Inspection findings

Record the result, the location and anything that could not be inspected

A useful annual inspection report should let a property manager find the component again. We document the applicable test results and identify observed deficiencies closely enough for maintenance staff or the repair contractor to return to the correct area.

  • Record applicable sprinkler-system test results performed during the scheduled annual scope instead of treating an unperformed test as complete.
  • Identify the floor, suite, room, riser or other practical location of a sprinkler-system deficiency when the location can be established.
  • Document specific areas that were not inspected because access was unavailable, rather than implying that the entire occupied property was observed.
  • Separate inspection findings from repair work so the property can review and authorize corrective scope based on the actual condition found.

When corrective work is needed, see our fire sprinkler repair and maintenance service. If internal pipe examination is separately due, our five-year internal fire sprinkler inspection covers that different scope.

Common questions

Annual fire sprinkler inspection questions

What happens if a tenant suite cannot be accessed during the inspection?

The inaccessible area should be identified in the inspection documentation. An occupied suite, locked room or other space that was not observed should not be represented as though the sprinkler components inside it were inspected.

Does an annual NFPA 25 inspection certify that the sprinkler system design is adequate?

No. Periodic inspection, testing and maintenance under NFPA 25 is not a design-adequacy evaluation. Questions about sprinkler spacing, unsprinklered areas or whether an existing design is suitable for a changed use require separate evaluation.

Does this inspection include every fire pump, backflow or five-year test?

No. Those systems or activities can have separate inspection and testing requirements and separate scopes. The scheduled annual sprinkler visit should identify what sprinkler inspection and testing work is being performed rather than implying that every connected fire-protection service is included.

Does Florida Fire Solutions issue North Miami’s Certificate of Use or Miami-Dade County’s Annual Fire Permit?

No. North Miami directs CU applicants to Miami-Dade Fire Rescue for the applicable Fire Inspection Report or Annual Operating Permit. Our work is the contractor’s inspection, testing and maintenance documentation for the sprinkler system.

What information should a deficiency include?

The finding should identify the affected component and provide a practical location when one can be established, such as the floor, tenant suite, room, riser or other area. That makes repair follow-up more useful than a generic statement that a deficiency exists somewhere in the building.
