Annual inspection service
Inspect the existing sprinkler system and document what was actually observed
An annual fire sprinkler inspection is an inspection, testing and maintenance service for an existing water-based fire protection system. We inspect accessible system components, perform the applicable sprinkler-system tests included in the scheduled scope, and document the conditions found at identifiable locations.
The annual visit is not a certification that the original sprinkler design is adequate for every current use or layout. NFPA 25 periodic inspection does not itself evaluate sprinkler spacing, unsprinklered areas or the overall adequacy of the original design. For broader inspection scheduling and service options, see our annual and quarterly fire sprinkler inspection service.
Physical system inspection
Check accessible sprinklers, piping, supports and system devices
The useful part of an annual inspection is the physical condition found in the building. We inspect the accessible sprinkler-system components included in the annual scope and record deficiencies at the location where they were observed.
Sprinklers
Accessible sprinklers are visually inspected for conditions such as physical damage, loading, corrosion or other visible conditions that require attention under the applicable inspection criteria.
Piping and fittings
Visible sprinkler piping and fittings are inspected for observable leakage, damage, corrosion and other physical conditions that can be documented without opening concealed construction.
Hangers and supports
Accessible hangers, braces and supports are visually checked for obvious damage, missing support conditions or other observable issues within the inspection scope.
Valves and system devices
Applicable sprinkler valves, gauges, waterflow or supervisory devices are inspected or tested according to the component and the scheduled scope rather than treating every device as the same annual task.
NFPA 25 assigns different inspection and testing activities to different components and frequencies. An annual visit does not mean every fire-protection test is performed during that one appointment. Fire pump testing, backflow testing, five-year internal work and other separately applicable services should be confirmed independently when the property has those systems.

Aventura building coordination
Keep the sprinkler inspection record separate from other building records
Aventura publishes structural engineering reports and an annual structural maintenance checklist, and the City directs building-specific concerns through property managers and association boards. Those records serve building-maintenance purposes; they should not be treated as the annual fire sprinkler inspection report.
The City’s eTRAKiT portal separately tracks building permits, permit inspections, licenses and code cases. A completed permit inspection in that system is also a different record from the contractor’s annual inspection of the existing sprinkler system. For a property manager or association, the practical step is to retain the sprinkler-specific report with the system’s maintenance records and use its actual findings to track repair follow-up.
Coordinate access before the inspection starts
In an occupied condominium, mixed-use or commercial property, management may control access to rooms, floors or tenant areas needed for the sprinkler inspection. Confirming that access in advance gives the inspection a better chance of covering the intended areas in one coordinated visit.
Inspection documentation
Your report should identify the finding and where it was found
A useful inspection report gives the property manager a repair list that can be acted on. Instead of a vague statement that the system has deficiencies, findings should identify the affected component or area closely enough for follow-up work to be located and reviewed.
- Document observed sprinkler, piping, support, valve or device deficiencies at the specific area where they were found.
- Record the applicable sprinkler-system tests performed during the scheduled visit and the results obtained.
- If access prevents inspection, identify the actual unit, room, floor, tenant area or other location that was not inspected and the reason access was unavailable.
- Separate observed sprinkler deficiencies from unrelated building-maintenance records so repair follow-up can be assigned to the correct system and location.
When the inspection identifies a sprinkler deficiency that requires corrective work, Florida Fire Solutions can review the repair scope separately. See our fire sprinkler repair service in Aventura for existing-system repairs.
Common questions
Annual sprinkler inspection questions
Does an annual fire sprinkler inspection certify that the original system design is adequate?
No. NFPA 25 periodic inspection, testing and maintenance does not itself evaluate the adequacy of the original sprinkler design, sprinkler spacing or unsprinklered areas. If a property change raises a design question, that issue should be evaluated separately from the annual inspection.
What happens if part of the Aventura property cannot be accessed?
The limitation should be documented specifically. The report should identify the actual unit, room, floor, tenant area or other location that was not inspected rather than implying that the entire property was accessible.
Does the annual sprinkler inspection include every fire pump and backflow test?
No. Fire pumps, backflow assemblies and other connected equipment can have separate inspection or testing requirements and separate contracted scopes. Their service should be confirmed independently rather than assumed to be part of the annual sprinkler inspection.
Is an Aventura permit inspection the same as the annual sprinkler inspection?
No. The City’s eTRAKiT system includes permit inspections associated with permit records. The annual sprinkler inspection is contractor inspection, testing and maintenance work on the existing sprinkler system and should have its own sprinkler-specific documentation.
Can Florida Fire Solutions repair deficiencies found during the inspection?
Yes. When a repair is needed, we can review the documented location and deficiency and provide the applicable corrective-work scope. Larger repairs or work outside the original inspection scope are quoted separately.
