Annual inspection service
A scheduled appointment becomes a completed inspection only when the work is actually performed
Scheduling the annual sprinkler visit gets the technician to the property. Completing the service requires access to the contracted system areas, physical inspection of the accessible components and completion of the applicable tests that are part of that visit.
Florida Fire Solutions documents what was inspected and tested, the results observed and any part of the contracted work that could not be completed. The service is periodic NFPA 25 inspection, testing and maintenance of the existing system; it is not an evaluation of the adequacy of the original sprinkler design. For broader scheduled ITM service, see our annual and quarterly fire sprinkler inspections.
Visit preparation
Set up access and responsible contacts before testing starts
Occupied commercial and multifamily properties can have locked service rooms, tenant areas, controlled mechanical spaces or business operations that affect when a technician can reach part of the sprinkler system. The property representative provides or arranges the access needed for the contracted inspection areas.
If an applicable sprinkler test requires coordination with a fire-alarm, monitoring or other responsible party, the building contact should identify that party before the test begins. Florida Fire Solutions can coordinate the timing of sprinkler-side work within our scope, but separate alarm programming, monitoring services and electrical work remain with the responsible provider unless expressly included.
Building contact
A responsible property contact should be available to confirm the areas included in the job and help resolve access questions during the inspection.
System access
Riser areas, applicable control valves, test connections and the sprinklered spaces included in the contracted scope need to be accessible for the related inspection or test to be completed.
Occupied areas
Where the job includes occupied suites, units or business areas, management coordinates entry so accessible sprinkler components can be physically inspected without representing a closed area as complete.
Required coordination
When functional testing affects another life-safety or monitoring system, the responsible building parties should complete the notifications and coordination required for that property before the applicable test proceeds.

Physical inspection and testing
Complete the component checks and record the test results actually obtained
Once access is available, the service turns to the physical sprinkler system. We inspect the accessible components within the contracted area and perform the applicable sprinkler-system tests included in the scheduled annual scope.
- Inspect accessible sprinklers for observable conditions such as paint, loading, physical damage, corrosion or other conditions addressed by the applicable inspection criteria.
- Inspect visible piping, fittings, hangers and supports for observable leakage, damage, corrosion or support conditions that require follow-up.
- Inspect or test applicable valves and sprinkler-system devices according to the component and the work included in that visit.
- Record relevant functional test results against the device or system area actually tested rather than assuming an expected response occurred.
- Identify an unfinished inspection or test item when access, required coordination or another condition prevented the intended work from being completed.
Physical deficiencies are documented at practical locations so they can be found again. If corrective work is required, Florida Fire Solutions can review the actual inspection finding and prepare a separate proposal through our fire sprinkler repair and maintenance service.
Tamarac context
City building-inspection tracking is separate from the contractor sprinkler appointment
In June 2026, Tamarac announced live tracking for customers with scheduled City building inspections, providing notifications and inspector-arrival information for that municipal inspection process.
That City service should not be confused with a Florida Fire Solutions annual sprinkler appointment. Our contractor visit is scheduled directly for the existing fire sprinkler system and is complete only to the extent the contracted inspection and testing work is actually performed and documented. Florida Fire Solutions appointments are not represented as appearing in Tamarac’s City building-inspector tracking system.
Common questions
Annual fire sprinkler inspection questions
Does scheduling the inspection mean the entire annual scope is complete?
No. The appointment schedules the service. Completion depends on physically inspecting the contracted accessible areas and completing the applicable tests included in the visit. Any intended work that cannot be completed should be documented as unfinished or limited rather than represented as done.
Who needs to provide access for the sprinkler inspection?
The property representative should arrange access to the sprinklered areas, riser rooms, valve locations and other spaces included in the contracted inspection. For occupied areas, management may need to coordinate entry with tenants, residents or staff.
Who handles alarm or monitoring notifications for functional testing?
The property should identify the responsible alarm, monitoring or building party before a test that requires that coordination. Florida Fire Solutions coordinates sprinkler-side work within our scope but does not assume separate alarm programming, electrical work or monitoring responsibilities unless expressly contracted.
Does Tamarac’s live inspector tracking show the Florida Fire Solutions appointment?
No representation is made that it does. Tamarac’s announced tracking service concerns scheduled City building inspections. The annual sprinkler inspection is a separate contractor appointment scheduled with Florida Fire Solutions.
Does this annual inspection certify the original sprinkler design?
No. Periodic NFPA 25 inspection, testing and maintenance does not itself evaluate the adequacy of the original sprinkler-system design. Separate evaluation is needed when a design question exists.
