Annual inspection service

Inspect the sprinkler system as it exists now

A prior sprinkler repair, completed alteration or construction final tells you what happened to a defined piece of work at that time. The annual inspection answers a different question: what condition is the existing sprinkler system in during the current inspection visit?

Florida Fire Solutions inspects accessible sprinkler components within the contracted annual scope, performs the applicable sprinkler-system tests included in that visit and documents current deficiencies by location. The annual service is NFPA 25 inspection, testing and maintenance; it does not certify the adequacy of the original system design. For broader scheduled ITM work, see our annual and quarterly fire sprinkler inspection service.

Current system condition

A repaired component does not describe the condition of the rest of the system

An isolated repair can correct a leaking fitting, damaged sprinkler or valve issue without establishing the condition of the other accessible sprinkler components in the building. The annual inspection returns to the current system and documents what is observable during that visit.

Accessible sprinklers

Accessible sprinklers are visually inspected for observable conditions such as paint, loading, physical damage, corrosion or other conditions addressed by the applicable inspection criteria.

Visible piping and fittings

Visible sprinkler pipe and fittings are inspected for observable leakage, physical damage, corrosion and other conditions that can be evaluated without opening concealed construction.

Hangers and supports

Accessible hangers and supports are visually checked for observable damage, missing support conditions or other physical findings that require maintenance review.

Valves and system devices

Applicable sprinkler valves, gauges and other system devices within the annual scope are inspected or tested according to the component and the work scheduled for that visit.

If an earlier repair or alteration affected one of these components, that history can help identify what changed. It does not replace observing the component’s present condition or completing the rest of the contracted annual inspection.

Testing and repair follow-up

Record current test results separately from old repair records

Where an applicable sprinkler-system test is included in the annual scope, the report should show the result from the current visit. A prior receipt showing that a device was repaired or replaced is useful history, but it is not a substitute for a test that is due within the current contracted inspection scope.

  • Record the applicable sprinkler-system test performed and identify the relevant valve, device or system area when that information is available.
  • Locate current physical deficiencies by room, tenant area, riser, valve location or another practical reference that allows the component to be found again.
  • Document any component or area that could not be inspected or tested as intended instead of treating an unavailable item as completed.
  • Define corrective work from the current deficiency rather than automatically repeating the scope of an older repair.

When the annual inspection identifies a repair, Florida Fire Solutions can review the documented condition and prepare a separate corrective scope through our fire sprinkler repair and maintenance service. That keeps the inspection result distinct from the repair proposal while tying the corrective work to the actual finding.

Margate context

A construction final and a current annual sprinkler inspection document different work

Margate’s Building Department describes plan review and ordered inspections for permitted construction, including a final inspection when that permitted work is completed. The City’s Community Risk Reduction Division also identifies fire alarm and fire suppression systems among its fire-system and construction permitting responsibilities.

That construction record is useful when sprinkler work has recently been installed or altered, but a permit final does not establish that the property’s current annual sprinkler inspection has been completed. The annual contractor visit physically evaluates the existing system within the contracted scope and records current test results, deficiencies and inspection limitations. This distinction does not mean every sprinkler repair requires a permit; permit requirements depend on the actual work being performed.

Common questions

Annual fire sprinkler inspection questions

We recently repaired part of the sprinkler system. Do we still need the annual inspection?

A repair documents corrective work on the affected component or area. The annual inspection is a separate inspection and testing scope that evaluates the current accessible system components and applicable tests included in that visit.

Does a completed Margate sprinkler permit or final inspection count as the annual NFPA 25 inspection?

No. A permit final documents completion and inspection of the applicable permitted construction scope. The annual sprinkler inspection is ongoing inspection, testing and maintenance of the existing system and requires its own current findings and test documentation.

What happens if the current inspection finds a new deficiency?

We document the affected component, its condition and a practical location when one can be established. Florida Fire Solutions can then review that finding and quote the appropriate corrective work separately rather than assuming the new condition matches an older repair.

Does the annual visit certify that the original sprinkler design is adequate?

No. Periodic NFPA 25 inspection, testing and maintenance does not itself evaluate the adequacy of the original sprinkler-system design. A design question requires separate evaluation.

Are fire pump, backflow and internal pipe services automatically included?

No. Other applicable inspection and testing intervals, fire pump work, backflow testing and internal pipe examination can require separate service scopes. They should be confirmed according to the equipment installed and the work actually scheduled.
