Annual inspection service
Complete the annual sprinkler inspection in the areas included in the job
An annual fire sprinkler inspection should reflect the system that was physically inspected. Florida Fire Solutions checks accessible sprinkler components through the common areas, service spaces and occupied areas included in the contracted scope, then records applicable test results and deficiencies at usable locations.
The work is existing-system inspection, testing and maintenance under NFPA 25. It does not certify whether the original sprinkler design is adequate for every current use or layout, and separate fire pump, backflow, internal-pipe or other applicable service intervals remain their own scopes. For broader scheduled sprinkler ITM service, see our annual and quarterly fire sprinkler inspections.
Physical inspection walk
Move through the property with each sprinkler component tied to a real area
The annual visit is not just a look at the riser room. The contracted inspection can extend through common areas, service spaces and accessible occupied areas so observable sprinkler conditions are documented where they actually exist.
Common areas
Accessible sprinklers, exposed piping and supports in corridors, lobbies and other contracted common areas are visually inspected for observable conditions requiring maintenance or further review.
Service and mechanical spaces
Where included and accessible, the walkthrough covers sprinkler riser areas, control-valve locations, gauges, visible piping and other sprinkler equipment serving the property.
Accessible units or tenant areas
For multifamily or multi-tenant work that includes occupied spaces, accessible sprinklers are inspected in the units or tenant areas that are part of the contracted visit. Areas not included or not reached are not represented as inspected.
Other contracted system areas
Additional accessible sprinklered areas are inspected according to the property’s actual layout and agreed scope rather than assuming every Coconut Creek property has the same building arrangement.
When a physical deficiency is observed, the report should identify the affected component and a practical location such as the building area, room, unit, tenant space, valve location or other reference available at the property.
Call now to schedule the inspection and define the areas included in the walkthrough.
Findings and testing
Record the condition, the component and the applicable test result
Visual inspection findings and functional test results should remain clear enough for the property to act on them. We document the condition found at the component and separately record applicable sprinkler-system tests completed within the scheduled scope.
- Identify observable sprinkler, piping, fitting, hanger, support, valve or device conditions at the location where they were found.
- Record applicable sprinkler-system test results against the component or system area actually tested.
- Document a specific inspection limitation when an intended area or component could not be inspected rather than implying that it was completed.
- Use the documented finding to define subsequent corrective work instead of assuming a repair before the affected component and condition are known.
If corrective work is needed, Florida Fire Solutions can review the actual deficiency and prepare a separate repair scope through our fire sprinkler repair and maintenance service.
Coconut Creek context
Keep contractor sprinkler ITM separate from the City’s life-safety inspection
Coconut Creek’s Code of Ordinances provides for City annual life-safety inspections of commercial and multifamily occupancies and separately addresses fire-protection-system registration and approval through the City’s fire-inspection process. Florida Fire Solutions’ annual sprinkler visit is the contractor’s physical inspection and testing of the water-based sprinkler system; it does not replace the City’s life-safety inspection or issue the City’s system registration.
For the property manager, the practical step is straightforward: retain the sprinkler contractor’s report with the system maintenance records, use its component and test findings for repair follow-up, and treat the City’s separate inspection or registration activity as its own process.
Common questions
Annual fire sprinkler inspection questions
Can the annual inspection include common areas and occupied units?
Yes, when those areas are part of the contracted scope and are accessible for the inspection. Multifamily and multi-tenant properties should define which common spaces, service areas and occupied units or tenant areas are included rather than assuming every space was inspected.
How are sprinkler deficiencies identified for repair follow-up?
The finding should identify the affected component and a practical location when one is available, such as a room, unit, tenant area, corridor, riser or valve location. That gives the repair technician a defined condition to return to.
Are functional tests documented separately from visual findings?
Yes. Applicable sprinkler-system tests performed during the scheduled visit are recorded as test results, while observable conditions on sprinklers, piping, supports, valves or other components are documented as inspection findings.
Does the annual sprinkler inspection replace Coconut Creek’s City life-safety inspection?
No. Coconut Creek conducts a separate City annual life-safety inspection for commercial and multifamily occupancies. Our service is contractor inspection, testing and maintenance of the property’s water-based fire sprinkler system.
Does the annual visit include every other sprinkler-system service?
No. Other applicable inspection or testing intervals, fire pump work, backflow testing and internal pipe examination can require separate scopes. Periodic NFPA 25 ITM also does not itself certify the adequacy of the original sprinkler design.
